Case Study

Case Summary

Our applicants were Canadian Nationals who had been living in the UK for the last two years on a temporary work VISA. They had decided that they wanted to make the UK their full-time home and had made an offer on a property in Fulham. Applicant 1, worked as trader for a commodities business and his income consisted or a basic salary and bonuses, which could be two to three times higher. His total compensation had increased considerably in the second year of his employment, and we needed a lender that would just use his latest bonus when assessing affordability rather than taking the average, which would be standard. They also wanted to borrow part of the mortgage on an interest only basis, but with the facility to allow overpayments from his bonuses.

Our Solution

We were able to secure a mortgage at 75% of the purchase price, with 50% on an interest only basis and the remaining 25% on a capital repayment basis. There was a facility to allow overpayments of 10% of the outstanding balance each year, without being penalised. The bank was also comfortable with the fact that applicants had only been in the UK for two years and were on temporary VISAs.
